Planning and Design 

This project was in partnership with Trinity Architects. This project included master planning and facility design of a 3,450 sf educational preschool facility. ​

The Challenge
​​The owner desired a contemporary and cost-effective facility to operate as a preschool. 

The Solution 

​After reviewing several structural systems, including light gauge steel, structural steel and concrete, we settled on a cost-effective and efficient design of light wood framing.  We were able to meet the clients budgetary needs while maintaining their design, functional and aesthetic objectives.

Tenant Modifications

This project was a 3,000 sf preschool daycare facility that had specific tenant requirements and required some modification to meet those requirements. Our partner on this project was Spaced and Places Design Collaborative. 

The Challenge
We were tasked with delivering a comprehensive set of drawings to address the several tenant modification requirements. 

The Solution
We delivered drawings that solved the following tenant modification requirements:  coordinated marquee attachment with manufacturer, rooftop placement and penetrations to support several HVAC units, slab modifications to accommodate proposed plumbing layout, detailed specifications for wall framing, review and design of the playground foundation, anchorage, guardrail post design and construction detailing.
